What painting actually involves
Painting is the easiest trade to underquote, because the shortcuts are invisible on handover day. One coat of putty instead of two. Skipping the primer. Thinning the finish coat so one tin covers what two should. All of it looks identical the week it is done.
It stops looking identical in about fourteen months, when the finish starts chalking or a patch flashes where the putty was thin. In Mumbai the monsoon accelerates all of it, particularly on external walls and on any internal wall that backs onto one.
Our approach
Our standard internal system is two coats of putty, sanded between, one coat of primer, and two finish coats — with the manufacturer's recommended recoat interval actually observed rather than compressed. Existing loose or flaking material is scraped back to a sound surface first, and any damp patch is diagnosed before painting rather than covered. Externally we use the appropriate exterior grade with a dedicated exterior primer. Furniture is sheeted, floors are covered, and the site is cleaned at the end of every day.

- Chalking on external walls within two seasons, usually from a skipped exterior primer
- Paint applied over an undiagnosed damp patch, which reappears within months

We name every material by type and grade in the quotation, and hand over documentation at completion. No unbranded line items.
Repainting the whole flat is often unnecessary
If only two walls have gone bad and the rest is sound, we will quote those two walls and match the existing shade rather than selling you the whole flat. Matching is not always perfect on an older finish, and we will tell you honestly before we start whether the patch will read or not.

How much does house painting cost in Mumbai?
It is driven by the condition of the existing surface more than the area. A flat that needs scraping back and two coats of putty costs meaningfully more than one that needs a straight repaint over a sound finish. We assess the walls at the site visit and quote the preparation separately from the paint, so you can see what you are paying for.
How many coats should I actually be getting?
Two coats of putty with sanding between, one primer coat, and two finish coats. If a quotation does not state the number of coats, assume it is fewer. The putty and primer are where corners get cut because they disappear under the finish.
Can you paint over a damp patch?
You can, and it will come back. We trace the damp first — it is usually an external wall, a bathroom on the other side, or a leak from the flat above. Fixing the cause may be a small job or a large one, but painting over it is money spent twice.
How long does a 2BHK take?
Seven to ten working days including the curing intervals between coats. The actual application is only a few days of that; the rest is waiting, which is the part that gets compressed when a painter promises four days.
Do I need to move out?
No. We work room by room, sheet everything and clean up each evening. Most clients stay throughout. We do recommend being out for the day when texture work is being applied because of the dust from sanding.
