About house plan design
We develop floor plans over two to three rounds with you, then coordinate the structure before freezing. Plans are dimensioned at 1:100 with furniture layouts included, because a room that works on paper and not with a bed in it is a common and expensive outcome.

Can I use a plan I downloaded?
For ideas, yes. For construction or approval, no — it will not match your plot's setbacks, orientation or local development control rules, and it will not be signed by a registered architect, which approval requires.
Why include furniture in the plan?
Because a bedroom that measures adequately can still fail with a bed, a wardrobe and a door swing in it. Drawing the furniture at plan stage catches that while it is still free to fix.
